By way of concurrency, run a light rail/interurban (once again) from as far north as possible along Bothell-Everett Highway, along Bothell Way, Lk City Way, 25th Ave NE and connecting with proximity to Roosevelt Link and/or N-Gate Link and/or 145th Street Link and/or Lynnwood Link stations. TOD, affordable, under GMA planning with the climate components - all essential. Do it now. Rail Can't Wait, Climate Can't Wait. A mix of public and private money needs to pay for essential infrastructure concurrencies and not pass that on in housing or transportation costs to consumers.

I do not support HB1110 and its substitute bill as a resident of Seattle. Zoning decisions as far reaching as this one for 4-6 units targeting single family conversions to multi family everywhere needs more than a one size fits all state mandate. Allowing the state control over local zoning codes removes more careful planning from local resident voices who work with city leaders to refine planning via the Comprehensive Plan. This is a bill backed by developers, builders and real estate groups who will be building market rate housing. The bill provides little incentive to build any affordable housing as builders have to volunteer to build any "affordable units" with restricted AMI ( Average Monthly Incomes) with a 50 year contract.
